  • Ontario Homes Are Taking Longer to Sell

By Q2 2026, avg. days on market had increased yearly across home types in Southern Ontario, marking a slower pace than the 2022 peak.
Condos took longest to sell in Q2 2026, averaging 36 days versus ~32 in Q2 2025, while elevated inventory gave buyers more negotiating room.
Single-family homes moved faster than condos: semi-detached averaged 20 days, detached 25, and townhouses ~24, with townhouses showing the smallest yearly increase.
An economist said townhouses appeared more resilient because they appealed to downsizers and first-time buyers seeking an option between detached homes and condos.
The contrast was sharp: at the Early-Q1 2022 peak, detached homes sold in nine days, while semi-detached homes and townhouses took ~1 week.

  • Canada Home Prices Hit Their Lowest Since 2023

A national index for 11 major metros slipped <0.5% MoM in the latest reading, marking eight declines in nine mo and reversing the prior uptick.
National prices sat at their weakest level since Early-Q2 2023, now ↓~4% from the Late-Q4 2025 peak reached nationally <1 yr earlier.
A rebound earlier in the year faded quickly: the adjusted measure ↓~0.5%, its first pullback in six mo after support from jobs and affordability.
Across major metros, yearly losses deepened to ~4% nationally. Vancouver, Hamilton, and Toronto led declines, while Quebec City, Montreal, and Winnipeg still posted gains.
Looking ahead, higher bond yields were expected to lift new mortgage costs, limit borrowing capacity, and pressure affordability as home sales began declining again.

  • York Region Homes Average $1.13M

In Early-Q2 2026, York Region’s avg. home price was $1.13M, with 994 sales and 29 avg. days on market for buyers tracking pace.
Inventory offered selection: ~5K active listings across York Region at period-end, giving buyers more room to compare options before moving with confidence.
Detached homes led pricing at $1.43M, while apartment-style condos averaged $620.6K, showing a wide range of York Region entry points for different budgets.
York Region is no longer a market of rushed bidding wars—it's a market where strategy, patience, and selection finally matter again.
By property type, sales activity was concentrated in detached homes, apartment-style condos, and attached houses, while semi-detached and townhouse-style condos were smaller segments.

  • Thinking about underpinning? What GTA homeowners should know before digging down

Thinking about underpinning? What GTA homeowners should know before digging down

As someone who has spent over two decades guiding GTA homeowners through every stage of their real estate journey, I often get questions about basement underpinning. If you’re considering lowering your basement floor to achieve that coveted full-height living space, it’s important to understand what’s involved. Underpinning in the GTA is a complex and fairly expensive process—permits and engineering are required, not to mention careful waterproofing. The work typically takes 4 to 8 weeks, and clear communication with neighbours can make things smoother for everyone. Whether you’re expanding for family, creating an income suite, or simply looking to maximize your home’s potential, knowing the essentials before you start can help you make confident, informed decisions.

  • Mortgage Rates Face a New Reality

With over two decades helping clients navigate the GTA real estate landscape, I’ve seen how shifts in mortgage rates can reshape both opportunity and strategy. Right now, Canadian borrowers are feeling the pressure of elevated borrowing costs, and the uncertainty in our economy is adding another layer to the decision-making process. While there’s hope that easing rates could make homeownership more accessible, the reality is that everything—from inflation to the Bank of Canada’s next move—will shape how much relief buyers and homeowners actually experience. I’m seeing many buyers remain cautious, weighing their options as higher financing costs influence not just purchasing power, but also refinancing and investment decisions. In times like these, careful planning around current conditions is essential. For anyone thinking about their next move—whether you’re a first-time buyer, a growing family, or someone investing for the long term—adapting to today’s landscape is key, rather than counting on future rate drops to change the equation.

  • Canadian Home Sales Slide 6.9% Yearly

The Canadian housing market has shown some notable shifts recently: home sales in mid-Q3 dipped about 1% month-over-month and nearly 7% compared to last year. As someone who has navigated the Greater Toronto Area market with clients from all walks of life, I know how much these numbers can weigh on our decisions—especially with higher mortgage costs and economic uncertainty in the air. Prices held steady month-over-month, but we're seeing about a 3% yearly decline. Interestingly, new property listings rebounded by roughly 3% after several months of declines, which brings more options for buyers and sellers to consider. The sales-to-new listings ratio eased to around 49%, down from 51% earlier in the quarter, and further below the long-term Canadian average of 55%. Experts are pointing to rising inflation risks and shifting economic growth as a key part of this backdrop, with fixed mortgage rates moving higher due to rising bond yields. At the time, the odds of a rate hike in early Q4 were around 60%, with projections for more tightening by 2027. Whether you’re a first-time buyer, investor, or navigating a unique situation as a new immigrant or entrepreneur, understanding how these changes shape your options is crucial to making confident moves in our evolving market.
