It’s been a dynamic season for new home sales in the GTA. Single-family homes are seeing impressive activity—692 units sold, which is 47% above the 10-year average. Meanwhile, the overall new home sales figure landed at 907, even as the benchmark price experienced a 14.6% drop year-over-year. For those following the condo market, sales are significantly down—78% below average—largely because of the current tax incentive limits. The Ontario HST rebate continues to be a key factor supporting new home transactions, especially for buyers weighing their options in a shifting market. With over two decades of real estate experience across every stage of life and every type of client, I see how financial policies like these can open (or close) doors for families, new immigrants, and self-employed buyers alike.
